Successful Value-Add Multi-Family Real Estate Projects
Mira Vista Ranch Apartments

Located in Lewisville, Texas, this 304-unit apartment building was an attractive investment property because regional rental growth averaged 11.3% and new business development within 10 miles of the property will bring approximately 20,000 new jobs to the area, driving demand.

The investment projections include an average annual return of 8.7% and a 22%return when including the value of the property. With a Cap rate of 5.1% and an estimated internal rate of return of 18%, investors will see significant market appreciation through strategic improvements, as well as positive cash flow during renovations.

To achieve anticipated returns, we upgraded all of the 304 units to raise rental rates and eliminate operational inefficiencies to increase profitability during the re-branding process.

Final Result: We matched projected returns for investors.

Las Brisas Apartments

Las, Brisas, located in the Dallas Metro area, is a 244 unit of one and two-bedroom apartments, was a successful value-add renovation. With area rent growth of 7.2% in 2017 and a portfolio of nearby properties, we were able to achieve positive cash flow immediately. Combining property management services with a nearby sister property also drove down operating costs. Property appreciation for this 1979 apartment complex came by modernizing the interior of the units and adding improvements to common areas. We achieved additional revenues by adding carports, which tenants can rent.

We anticipate investors will average a 9% annual return and expect to achieve an overall 22% return after the five-year holding period. Attractive debt financing and the right location will provide an anticipated internal rate of return of 18%.

Final Result: Project currently meeting projections.

Parque Del Sol Apartment Homes

With the opportunity to purchase Parque Del Sol for 26% below market value, we were able to convert this 200-unit complex of one, two, and three-bedroom apartments, in Garland Texas, into a successful value-add investment. Previously run by an individual owner, we optimized management and successfully reduced costs to increase profits almost immediately. Built in 1981, only 20% of the units received upgrades before we took over, giving us the opportunity to force appreciation and increase rents as we completed renovations.

Located in a Dallas suburb, the area is achieving an average of 6.7% rent growth. Projected returns include a 9.76 average annual return as well as an internal rate of return of 18.43%.

Final Result: Provided investors with a 10% annual return without including the value of the asset. Turned around the property within 15 months for an overall 52% return on capital for investors when considering the profits from the refinance.
